A parcel of land in the NW 1/4 NE 1/4, Section
20, Township 32 North, Range 45East, M.D.B.&M.,
near the Town of Battle Mountain, Lander County,
Nevada, more particularly deccribed as follows:
Commencing at the C-N 1/16 corner of said Section
20;thence along the north-south 1/4 section line
North 400.34 feet to a point on the northeasterly
right-of-way line of U.S.Highway 40; thence along
the highway right-of-way line South 31¦48'30
East, 272.94 feet to corner Number 1, the Point
of Beginning; thence continuing along said
right-of-way line South 31¦48'30" East, 177.97 fee
t to Corner Number 3, a point on the Southern
Pacific Transporatiion Company southwesterly
right-of-way;thence along said rightsaid
right-of-way North 44¦04'00"West, 58.70 feet to
Corner Number 4,thence South 58¦11'30"West,
105.51 feet to corner Number 5; thence South
31¦48'30" East, 5.00 feet to Corner Number 6;
thence South 58¦11'30"West, 60.00 feet to Corner
Number 1, to the Point of Beginning.
Together with an easement ofer the southeasterly
portion of the parcel of land lying contiguous to
the northwest boundary of the parcel herein
described said easement being pursuant to the
terms of the easement reserved by Glen F. and
Peggy A. Black in the sale of said parcel to
James and Sandra Read, and applicable to that
parcel of ground lying between the service
station improvements and the northeasterly
boundary of Highway U.S. 40, and specifically the
southeasterly ninety (90') thereof adjacent to
the parcel herein described, which easement shall
be for the purpose of vehicles obtaining egress
and ingress from said Highway U.S. 40 to the
property described herein.
Together with an easement over the southwesterly
portion of the parcel of land lying contiguous to
the southeast boundary of the parcel herein
described, pursant to the terms of the easement
reserved by Glen R. and Peggy A. Black in the
said sale of said parcel to Floyd R. and June C.
Wirthlin the easement being over the portion
thereof lying between the existing restaurant
building and improvements and the northeasterly
boundary of the Highway U.S. 40, which easement
shall be for the purpose of vehicles obtaining
egress and ingress from said Highway U.S. 40 to
the property described herein.
Excepting therefrom all oil, gas, and other
hydrocarbons lying in and under said land as
reserved by S.D. Orwitz, et ux in Deed recorded
June 8, 1970, in boox 98, Page 545, Official
Records, Lander County, Nevada.
